remove break from html string when value in html string is blank?

i have html string in the below way


<p>[[customer.Name1]]<br />[[customer.Name2]]&nbsp;<br />[[customer.Address1]]&nbsp;<br />[[customer.Address2]]<br/>[[customer.City]],&nbsp;[[customer.State]]</p>

iam getting value in html string in below way


<p>XYZ<br />&nbsp;<br />NC ROAD&nbsp;<br /><br />LOS ANGELES,&nbsp;TX</p>--

In the above html string some values are blank like [[customer.Name2]] is blank here and also [[customer.Address2]] is balnk here..... in tht case i want to remove break

I WANT THE RESULT IN THE BELOW WAY ..PLS HELP ME OUT.....
